Mr. Sam Kiwanuka a Real Estate Consultant based in Boston was among the guest speakers at the Multi Professional Consultant’s Seminar held in Waltham on Sunday November 29th 2009. In his remarks Mr. Kiwanuka encouraged members of the Ugandan community who bought homes in the last five years and are facing financial problems not to abandon their homes but to seek professional advice from local community members quite conversant with the real estate market in order to save their homes.
He encouraged members to approach their respective lenders to modify their loans using the OBAMA’s stimulus funding in order to avoid foreclosure on their homes. Another option he mentioned was for members to sell their homes through what is called a Short Sale in order to avoid a foreclosure which often hurts credit. It usually take between three and five years for one to start borrowing again versus selling your home by a short sale which takes anywhere from eight to twelve months.
On business and investment in Uganda, Mr. Kiwanuka informed his audience that today anyone could open up a bank account from any part of the world with ease. He noted that this would be the first step for anyone planning to re-invest back home. He indicated that he had the necessary forms for those interested in openning up bank accounts with DFCU and Centenary bank. For those interested members in our community I have all the necessary forms required to open up a bank account.
On the subject of land and the many that have been fleeced Mr. Kiwanuka noted that dealing in land would be an ideal business for those looking to invest in Uganda but he encouraged community members to do their research about available properties.
If you want to acquire property in Uganda Mr. Kiwanuka noted that there are currently over thirty new property developers in Uganda and with very competitive prices. Some properties are income generating and banks are more than willing to lend money to people in the Diaspora without running a credit check the way the American system is set up.
